You've probably seen the headlines: *Panama City rentals yielding 7%, 8%, even 9%.* Some of that is true. But the number on a listing and the number that lands in your bank account are rarely the same.

This guide gives you the real picture: where the yields are, what eats into them, and what a realistic return looks like. It also covers why a growing number of US investors are buying in Panama for a reason that has nothing to do with rent.

### Gross vs. net: the difference that matters

📊 **Gross yield** is what listings almost always show: a year of rent divided by the purchase price. It's useful for comparing properties, but it ignores costs.

💰 **Net yield** is what's left after you pay for running the property. That's the number to base your decision on.

### The costs most listings leave out

These are the expenses that turn gross yield into net yield:

🏢 **Building (HOA) fees.** Usually US$1.50 to US$3.00 per m² per month. This is often the biggest one.

🔑 **Property management.** Typically 8% to 12% of the rent. From the US, it's not optional: someone has to collect rent, pay the building and handle repairs.

🧾 **Property tax.** It's based on the property's assessed value, not what you paid, and the first US$30,000 is exempt.

🛡️ **Insurance.** Fire insurance is mandatory, and lenders usually require life insurance on the mortgage.

📅 **Vacancy.** Plan for at least one month a year between tenants.

✍️ **Closing costs.** Expect roughly 3% to 4% of the price on top, between legal fees and transfer tax.

### A realistic example: a US$300,000 condo

Say you buy a new 100 m² condo in Panama City for **US$300,000** and rent it long-term for **US$1,750 a month**.

That's **US$21,000 a year**, or a **7% gross yield**. Looks great.

About **US$8,150** of that goes to running the property:

🔹 Building fees: ~US$3,000

🔹 Property management: ~US$2,100

🔹 Property tax: ~US$900

🔹 Insurance: ~US$400

🔹 One month of vacancy: US$1,750
